A power of attorney to sell or manage property in Québec
You give a relative or your broker the power to sign the sale for you. Signed before a Québec notaire by video, the power of attorney is a Québec notarial act from the start: the buyer’s notary in Québec receives it directly, with no foreign notary, no foreign apostille and no translation. The notary decides whether remote signing suits your file, as Québec law requires.
Property in another province? Each province has its own signing and witnessing rules for powers of attorney; the pre-check confirms the route before you book anything.
A sworn declaration or affidavit for a foreign court or registry
A statement of facts, a single-status declaration, a consent, or a declaration about a Canadian document. A Canadian notary or commissioner takes your oath by video where that province allows it, the document is then apostilled by the competent Canadian authority, and we ship it to you or straight to the court, lawyer or consulate abroad.
If the document will be used in the country where you live, a local notary may be simpler. We tell you so at pre-check.
Remote signing is real, and it has limits worth knowing
What is possible
- Québec: since 2023 the law allows a notarial act to be signed at a distance when circumstances call for it or a party asks, and the notary judges that it respects everyone’s rights. A client living abroad is the textbook case.
- Ontario and other provinces: oaths and declarations can be taken by video under provincial rules (in Ontario, O. Reg. 431/20), with identity checked on camera.

- After signature: Chambre des notaires certificate (Québec), apostille, tracked courier anywhere.
What is not
- Remote signing is never automatic: the notary may decline it and ask for an in-person signature, for example at a Canadian consulate or with a local notary.
- Some documents still need a paper original in front of the professional, such as certified true copies of an original you hold.
- A notary does not issue the apostille: the competent authority does, after verifying the notary’s signature.
- We do not give legal advice on what the document should say; the notary advises you on the act, we handle the logistics.
